About the Author Michael Boyer is a part-time landlord, college professor, and attorney. He has graduate degrees in management and law, plus over a decade of experience as a successful do-it-yourself landlord. He has been on both sides of the landlord-tenant equation, as a landlord and as a volunteer attorney representing low-income tenants. Boyer is the author of numerous articles and chapters, and has served on many boards, including several condominium association boards. This is his first book and it is a culmination of years of collecting notes, tips, and day-to-day observations about what practices really work for the small-time landlord (especially one with a day job).

Best Practices, From Move-In to Move-Out By *rose* This NOLO book is a great reference for the landlord who may have a house rented out or perhaps a small 4 plex apartment building. We've been keeping up with the laws, local ordinances and the rights and responsibilities of landlords and tenants on our own, but sometimes it hasn't been easy. Having a book like this will be very helpful. Besides the reference material in the book, it also comes with access to on-line help and information.This book may not replace professional help when really needed but it can certainly guide in some basic steps and also give more advance ideas and at least steer in the right direction of where to go, what things to be asking and what to be thinking about.I think this book is a good investment. I like being able to search for things on the internet, but having a book in front of me that I can make notes in and highlight is so much more beneficial. It's a soft cover book, it's easy to read has a very good index, as well as reference section. We're finding it well organized. Understanding some basic principals helps in reading this, but if one is just starting out, there is enough basic information for the novice, too.Having a guide that will actually guide a landlord from move-in to move-out is a big help. This is another very good guide book from NOLO.

A great beginners guide By moose_of_many_waters I've been managing residential property - dealing with tenants and fixing toilets - ever since I was 11 years old. It's what my parents did and it's almost reflexive with me. When friends ask me about property management and investment, they tend to have a look of fear on their faces. "How do you do it without going crazy?" They usually ask. They think about buying property, but the thought of taking care of that property makes them panic. In the past I've said, "I think you have to grow up around it to do it." Now I have a different answer. "Take a look at the Nolo Press book on managing property. If what you read sounds like something you can do and would feel comfortable doing, then investment property just might be good for you."This is a great beginners guide. It can't teach you interpersonal skills - you have to possess those in abundance to manage property - but it can and does tell you how to go about your day to day as a manager. I, of course, found passages where I thought, no I wouldn't do it that way, but I could still see the logic behind the suggestions. There were also passages where I thought, that's a better mouse trap than what I do. Even experienced property managers can learn a thing or two from this book.

An Excellent Guide to Managing Rental Property By George McAdams As a public housing director for over 30 years, one learns managing property successfully does not come easy, but it can be done. It requires a systematic and consistent approach on a day-in and day-out basis. NOLO books are known to those who use them as well-written and thought-out, and EVERY LANDLORD'S GUIDE TO MANAGING PROPERTY by Michael Boyer lives up to this standard.It covers not only the essentials, such as developing the lease, and topics one does not necessarily think of when first becoming a landlord, such as how to chose an attorney, but also developing regular practices that can prevent problems for you down the road.In addition to what Mr. Boyer mentions in this book, I would suggest anyone becoming a landlord do research on the court process in your locality. In some states, it is handled similarly to a "small claims" court action. In other states or locality, there is an established landlord's court. Attend court sessions to determine what the judges wants for certain type of actions. Personally, I found reference checks were sometimes of little benefit because a person's current landlord wasn't an effective landlord, and I had staff visit the applicant's current residence in an effort to avoid moving-in a person or family that was going to be a problem.I found this book to be an excellent guide to managing property.
